The demand for rental housing is at its highest level since the 1960s. In the past decade alone, the U.S. has added 9 million renter households, but only 8.2 million rental units to its housing stock. Vacancy rates are at their lowest levels since 1985 and rents have risen at an annual rate of 3.5%, the fastest pace in three decades. The supply of affordable rental units to serve this nation’s workforce and aging population has not kept pace with the significant demand.
Typically – affordable rental housing is aimed towards residents that earn 60% or less of area median income. If you are looking for a visual – this is our workforce, school teachers, police officers, as well as our aging and retired population. The need for affordable housing has never been greater in this country – and we are even seeing companies like Google and Facebook provide funding and grants to make affordable housing happen.
