Quarterra Welcomes First Residents to ARCA Luxury Community in Southwest Las Vegas

Quarterra has welcomed the first residents at ARCA, its new luxury multifamily community in southwest Las Vegas. Located in the Spring Valley neighborhood, ARCA is designed with an authentic southwest aesthetic and offers immediate access to the Las Vegas Strip, Downtown Summerlin and Red Rock Canyon.

“We’re excited to welcome our first residents and proud to introduce this exceptional living experience to Las Vegas,” said Tyler Wood, Quarterra’s Senior Director of Development for Las Vegas. “ARCA offers a refined residential retreat with its own reserved atmosphere, yet positions residents to embrace the opportunities of the city or embark into nature. Our resort-inspired amenities cater to a contemporary lifestyle, while our location encourages connectivity with the neighborhood, city and region.”

The boutique five-story mid-rise comprises 356 apartment homes with a range of floor plans, including studios and one- and two-bedroom layouts from 707 to 1,320 square feet. Community design emphasizes curated desert landscaping, meandering pathways, courtyards and shared gathering spaces intended to create a tranquil residential environment.

Quarterra reports that ARCA earned Green Globes Certification, reflecting the development team’s use of sustainable practices during the project. In-home technology features include electronic access control, interconnected smart locks, smart thermostats and ButterflyMx intercom systems.

ARCA’s surrounding neighborhood extends the resident experience with nearby dining and retail options such as Sorellina Cucina Italiana, Butcher & Thief, Katsu Ya Ton Ton and Rare Society, as well as shopping destinations Town Square Las Vegas and Downtown Summerlin. Cultural and community activities close to the property include the UnCommons Farmers Market, Fresh52 Farmers and Artisan Market, the Summerlin Festival of Arts and the Spring Valley Library Spring Fair. For recreation and entertainment, James Regional Sports Park, the Las Vegas Ballpark, T-Mobile Arena, Allegiant Stadium and South Point Arena and Equestrian Center are within easy reach.

The site is served by regional transit routes 212 (Sunset), 120 (Fort Apache/Rampart) and 121 (Durango/Buffalo), supporting commuter connectivity. ARCA is Quarterra’s first multifamily development in Las Vegas and its second in Nevada.

As multifamily operators balance amenity programming, sustainability and technology, projects like ARCA illustrate how market-facing design and transit-oriented location choices come together to meet contemporary renter preferences. Multifamily Leadership continues to track how these elements shape resident experience and portfolio performance across major markets.
