Eagle Partners Closes Acquisition of Affordable Senior Housing Portfolio in Escondido
Eagle Partners has closed a $162.5 million acquisition of an affordable housing preservation portfolio in Escondido, California. The portfolio includes The Hendrix Apartments and The Hadley Apartments, two adjacent communities that total 551 one- and two-bedroom residences serving the 55-plus senior demographic in North San Diego County.
Eagle Partners intends to pursue a long-term affordable preservation strategy for the communities while implementing a targeted capital improvement program designed to enhance the resident experience. The firm executed the transaction with a partnership that included Red Stone Equity Partners, JPMorgan Chase, The California Statewide Communities Development Authority (CSCDA), and Affordable Housing Access.
“This transaction represents a meaningful milestone in the continued scaling of our attainable housing platform and speaks to our ability to source institutional quality opportunities on an off-market basis” said Taylor Friend, Managing Partner of Eagle Partners.
This Escondido acquisition follows Eagle’s November 2025 purchase, in partnership with Red Stone Equity Partners and JPMorgan Chase, of the 350-unit Hills at Hacienda Heights in Los Angeles County for $107 million. The two deals mark Eagle’s second preservation transaction and further establish the firm’s presence in Southern California.
Preservation transactions of this scale reinforce the role of institutional capital and public-private partnerships in maintaining affordability for existing residents. Executing targeted capital improvements while preserving long-term affordability requires coordination across financing, regulatory, and operating partners.
