MBK Rental Living Completes Sale Of Esperanza At Duarte Station

MBK Rental Living has completed the sale of Esperanza at Duarte Station, a 344-unit, transit-oriented Class A apartment community in Duarte, California, to an undisclosed buyer. Developed in joint venture with Haseko Corporation and opened in November 2022, the five-story community sits on a 4.3-acre site at Highland Avenue and Fasana Road and offers 56 floorplans across studio, one-, two- and three-bedroom homes ranging from 514 to 1,090 square feet.

Esperanza is designed with amenity programming intended to support resident lifestyle and retention. Rooftop features include a resort-style pool and spa with views of the San Gabriel Mountains, an indoor/outdoor Casita with lounge and dining spaces, a landscaped roof deck with cabanas, outdoor TVs, entertainers bar, grilling stations, fire pit and lounge, and a rooftop fitness area with free weights, cardio and HIIT zones plus outdoor yoga. Ground-level amenities include a co-working area, a cantina with direct access to Food Truck Alley, and Casa de Perro, which offers an interior pet wash and an exterior dog park.

The community is within walking distance of the Duarte/City of Hope Metro Gold Line station and adjacent to City of Hope, a 120-acre comprehensive cancer treatment center and significant local employer. These locational attributes support resident access to employment and regional transit connections to Los Angeles, Pasadena and other Southern California nodes.

“At MBK Rental Living, we believe great communities are built around people, not just buildings. Esperanza at Duarte Station brings that belief to life through intentional design, dynamic rooftop amenities, inviting courtyards, and immersive, year-round resident programming. The result is more than a place to live—it’s a lifestyle that fosters connection, energy, and a true sense of belonging,” said Ken McCarren, President of MBK Rental Living. “The community’s proximity to the Metro station and the world‑renowned City of Hope makes it especially attractive for those seeking connection, opportunity, and ease. We are seeing this same strong demand at Solana at Duarte Station, reinforcing the long-term appeal of this exceptional market.”

This transaction reinforces observable investor interest in amenity-forward, transit-proximate multifamily assets located near major employment centers. Esperanza’s mix of design, programming and location provides a useful case study for operators and investors evaluating value drivers in comparable suburban infill and transit-oriented submarkets.
