Hamilton Zanze Adds 2 Communities to Evergreen Fund Totaling 432 Units
Hamilton Zanze announced the contribution of two multifamily communities to the HZ Evergreen Fund. The additions are Ecco Apartments in Eugene, Oregon, and The Kingson in Fredericksburg, Virginia. The contributions bring the Fund’s total holdings to 12 properties, according to the company.
The Evergreen Fund’s net asset value now exceeds $340 million, with gross asset value surpassing $800 million, the company reported. The Fund’s holdings have an average vintage of 1997, and the portfolio spans 6 states, including Arizona, Colorado, Kansas, Oregon, Virginia and Washington.
Kurt Houtkooper, CEO of Hamilton Zanze, stated that The Kingson establishes the Fund’s presence in Virginia and on the East Coast. He noted that Ecco strengthens the company’s position in Oregon with exposure to a university-anchored submarket.
Ecco is a garden-style community built in 2015 on nearly 7 acres near the Willamette River in Eugene, Oregon. The property is 4.4 miles northwest of Downtown Eugene and consists of 14 three-story residential buildings totaling 192 units. The University of Oregon, which enrolls 24,000 students and employs 10,000 people, is 5.3 miles from the property, according to the release. The units range from 667 to 1,215 square feet and feature granite countertops, breakfast bars, washers and dryers, 9-foot ceilings, and large windows.
The Kingson is a 240-unit, garden-style community in Fredericksburg, Virginia, within the Washington, D.C., metropolitan area. Unit amenities include granite countertops and stainless-steel appliances. Community amenities include a business center, grand lobby and fitness center.
The HZ Evergreen Fund launched in August 2024 as Hamilton Zanze’s long-term, diversified real estate investment vehicle. The Fund pools multifamily assets into an actively managed portfolio across growth markets nationwide, according to the company.
