Hamilton Zanze Sponsors Acquisition of Fairways on Green Valley and Names Mission Rock Residential as Manager

Hamilton Zanze has sponsored the acquisition of Fairways on Green Valley, a 320-unit garden-style community in the Green Valley South neighborhood of Henderson, Nevada. Management of the property has been assumed by Mission Rock Residential, an affiliate of Hamilton Zanze. The community sits at 1851 N Green Valley Parkway, north of the Las Vegas Beltway (Interstate 215) and near connections to I-11 and I-15.

Built in 1990, Fairways on Green Valley offers one- and two-bedroom homes ranging from 725 to 1,035 square feet. Community amenities include a resort-style pool, spa, barbecue and picnic areas, clubhouse, business center, game room, golf simulator, indoor sports court, soccer field, onsite fitness center, limited-access gated entry and covered parking. Homes feature stainless steel appliances, granite countertops, gas stoves, fireplaces, in-home washers and dryers, large closets, ceiling fans, Roman bathtubs, air conditioning and private patios or balconies. Select units have views of the desert, the adjacent golf course, or the pool.

This transaction marks Hamilton Zanze’s first sponsored acquisition of 2026 following seven sponsored acquisitions in 2025. The purchase and immediate management transition reflect continued institutional activity in established suburban submarkets where supply constraints and diverse employment bases support rental demand.

Multifamily operators and investors watching Sunbelt and Las Vegas-adjacent submarkets can view this move as an example of targeting well-located, amenity-rich garden inventory that aligns with resident preferences for lifestyle and convenience. Mission Rock Residential’s management role will be a focal point for execution as the asset integrates under Hamilton Zanze’s portfolio strategy.
