Rockpoint and Urby Partner to Deliver Major Multifamily Tower on Jersey City Waterfront

Rockpoint and Urby have formed a joint venture to acquire land and develop a 69-story multifamily tower on the Jersey City Waterfront. The project, 201 Hudson – by Urby, will deliver 748 market-rate studio, one-, two- and three-bedroom apartments, roughly 10,000 square feet of retail and 102 surface parking spaces. It represents the second phase of a three-tower master plan for the site.

Urby will co-manage construction and development and will also oversee property management and leasing alongside Rockhill, Rockpoint’s property services affiliate. The building sits within a transit-rich portion of the Jersey City Waterfront submarket, with Grove Street and Exchange Place PATH stations and the Harborside Ferry terminal a short walk away. Harborside Light Rail stops directly outside the building, and highway access to I-78 and the Holland Tunnel puts Manhattan within a reported 10-minute commute from the front door.

Resident programming and amenity design align with Urby’s hospitality-driven approach. Planned common areas include a resort-style pool with Manhattan skyline views, parlor and garden rooms, a state-of-the-art fitness center, dog run, children’s play area, roof deck and Class A interior finishes. Many units will offer direct views of the Hudson River and Manhattan skyline.

Rockpoint brings a long track record in residential investments, having closed on or committed to 146 residential investments since 1995, representing roughly 100,000 multifamily units across its history. The firm’s Jersey City portfolio also includes The Morgan Provost Square, The Declan and Embankment House. Newmark advised Urby and Rockpoint on the transaction. The project team includes architects HLW, Concrete Amsterdam, interior designer Shawn Hausman and landscape architect Bas Smets.

This transaction reflects continued investor and developer activity focused on transit-accessible, amenity-forward multifamily product in high-demand urban submarkets. Multimarket connectivity and hospitality-oriented design remain prominent drivers shaping new supply in gateway metropolitan areas.
