NRP Group Completes 115-Unit Affordable Housing Community in Washington DC NoMa District
The NRP Group, in partnership with Marshall Heights Community Development Organization (MHCDO), announced the completion of Emblem Apartments, a 115-unit affordable housing community in Washington, D.C.’s NoMa and Union Market neighborhoods. According to the announcement, all homes are reserved for individuals and families earning up to 30% and 50% of the Area Median Income (AMI). The project held a grand opening celebration on September 23.
The development is located at 301 Florida Avenue NE on a triangular site just over 1 mile from the U.S. Capitol Building. The company reported that the 13-story flatiron building transformed what they described as a small, oddly shaped site.
Chris Marshall, Vice President of Development at The NRP Group, stated, “We call this community ‘Emblem’ for a reason: because it is emblematic of how NRP and our partners are committed to bringing deeply affordable housing to high-access, high-opportunity neighborhoods.”
According to the release, residents have access to the Union Market District, multiple grocery stores, schools, the Metropolitan Branch Trail, and public transit connections including the Metro Rail system and 2 high-frequency bus lines.
The property includes amenities such as a toddler playroom, oversized bike storage, and a multipurpose community room. MHCDO will provide supportive services including financial education, entrepreneurship resources, and economic mobility programming.
Babatunde Oloyede, President and CEO of Marshall Heights Community Development Organization, said the organization has worked for more than 47 years to create pathways to stability and economic mobility for District residents.
Colleen Green, Director of the DC Department of Housing and Community Development, called the project a transformation of an underutilized site into deeply affordable homes.
The financing structure involved the DC Housing Finance Agency, DC Department of Housing and Community Development, DC Housing Authority, DC Green Bank, and Bank of America. The company noted this represents NRP’s first affordable housing development in Washington, D.C.
According to the release, The NRP Group has developed more than 68,000 apartment homes since 1994 and currently manages over 33,000 residential units across the U.S.
