NRP Group Breaks Ground on 336-Unit OSU East Apartments in Northwest Columbus

The NRP Group announced the groundbreaking of OSU East, a 336-unit multifamily housing community in Northwest Columbus. According to the company, this marks its first market-rate community in the Columbus market.

The project is situated on a 27.5-acre site on West Dublin Granville Road. The site will also include 138 for-sale townhomes developed by M/I Homes of Central Ohio LLC.

Mike Zelenkofske, Executive Vice President of Development at The NRP Group, said in the release, “This project represents an exciting milestone for our team and is the first of many opportunities we hope to pursue in Columbus. We were drawn to OSU East because of its connectivity to major transit corridors, proximity to neighborhood amenities, and the strong population and job growth shaping the region.”

The community consists of 11 three-story residential buildings with a mix of unit types: 144 one-bedroom units, 156 two-bedroom units, and 36 three-bedroom units. According to the release, residence interiors will feature kitchen islands and peninsulas, granite countertops, luxury vinyl tile flooring, and balconies in most units.

The company stated that OSU East is located near Ohio State University Airport and within the Worthington School District. The site offers access to State Route 315 and Interstate 270. An 11-foot-wide bike path will be installed along the development’s frontage in coordination with the City of Columbus.

Amenities include a clubhouse with a full kitchen, a fitness center, a business pod with coworking space, volleyball and bocce courts, an outdoor grill and seating area, a resort-style pool, courtyards, and a package delivery room.

Financing was provided by PNC Bank, and the City of Columbus served as a partner throughout the entitlement and development process.

The company reported that since 1994, The NRP Group has developed more than 68,000 apartment homes nationwide and currently manages over 33,000 residential units across the United States. In Ohio, the company has developed more than 5,000 rental homes since 1994.

Construction of OSU East is underway. M/I Homes is expected to begin construction on its adjacent townhome community in spring 2027.
