Quarterra Breaks Ground on Aldea Three Hundred Eighty Seven Unit Garden Style Community in Murrieta

Quarterra has broken ground on Aldea, a 387‑unit apartment community in Murrieta, California, marking the firm’s first development in the city and its 13th community in Southern California. Eldridge Acre Partners provided preferred equity for the project, and ING Capital LLC serves as the lead lender.

Located at 25480 Jefferson Ave., Aldea sits near the I‑15/I‑215 interchange, placing residents within commuting distance of San Diego and Orange County. The site is minutes from Downtown Murrieta, Old Town Temecula and Temecula Wine Country, and close to regional destinations such as Promenade Temecula Mall and the Pechanga Casino. Local employers within a short commute include Abbott, Kaiser Permanente, Rady Children’s Hospital and Universal Health Services. Murrieta’s suburban setting includes roughly 1,350 acres of parks and trails and proximity to nearly 50 wineries in neighboring Temecula.

Aldea will be a garden‑style community offering one-, two- and three‑bedroom floor plans ranging from 700 to 1,385 square feet. Resident features include a smart technology package, stainless steel appliances, quartz countertops, luxury vinyl plank flooring, walk‑in closets and kitchen islands in most layouts.

“Murrieta is a strong residential market due to its top-rated schools, local retail and outdoor amenities,” said Dan Ferguson, Quarterra’s managing director of development for Southern California. “We’re excited to be underway with Aldea — our first venture into Murrieta — and look forward to delivering an exceptional living experience to this rapidly growing community. Aldea is designed to reflect the active, vibrant spirit of the city and surrounding environs, and we’re eagerly awaiting the day when we welcome our first residents.”

For multifamily operators and investors, Aldea demonstrates continued interest in suburban Southern California markets where access to employment centers, regional amenities and quality-of-life attributes inform development strategies. Quarterra’s approach aligns product specifications with local demand drivers, while the participation of Eldridge Acre Partners and ING Capital underscores ongoing institutional capital activity in the region.
