ECI Group and Marcus Partners Complete Off Market Acquisition of Riverside Parc in Atlanta

ECI Group, in joint venture with Marcus Partners, has completed an off-market acquisition of Riverside Parc Apartments, a seven-building, 280-unit garden community located at 1925 Waycrest Drive Southwest in Atlanta, Georgia.

“ECI is thrilled to acquire Riverside Parc with first-time joint venture partner, Marcus Partners,” said Peter Miklius, Acquisitions Director at ECI Group. “We are optimistic about the future growth prospects at this property and in the Atlanta apartment market in general, as the current oversupply of apartments is absorbed in 2026. The property is approximately 15 years old, and in mostly original condition, so we plan to modernize the amenities and unit interiors, which will make the property more enjoyable for the residents and be a long-term benefit to the neighborhood.”

ECI’s announced scope of work includes renovating the clubhouse and other amenity spaces, installing washers and dryers in all units, and upgrading unit interiors with paint updates, framed bathroom mirrors, and new plumbing fixtures. These capital improvements align with the owner’s stated objective to enhance resident experience and extend the useful life of the asset.

Riverside Parc benefits from proximity to significant employment centers and retail. The community provides access to more than 26,000 jobs in the nearby Fulton Industrial Corridor and is a short drive from Hartsfield-Jackson Atlanta International Airport, which supports over 448,000 regional jobs. Nearby retail and services include Sandtown Crossings Shopping Plaza with Publix, Starbucks, and CVS, as well as Camp Creek Marketplace with LA Fitness, Target, Lowe’s, and additional national retailers.
