ARCTRUST Private Capital and Edison Equity Residential Close Construction Loan for 175-Unit 55+ Community in Dripping Springs Texas
ARCTRUST Private Capital and Edison Equity Residential announced the construction loan closing for Serenova at Dripping Springs, a 175-residence, 55+ age-restricted community in Dripping Springs, Texas. The development is located 25 miles west of Austin, and North River Partners provided the financing.
According to the announcement, this marks the second collaboration between ARCTRUST Private Capital, the capital markets division of the ARCTRUST Group of Companies, and Edison Equity Residential. The partnership previously developed The Serenova at Woodforest, which broke ground in November 2025 and is currently progressing through construction ahead of schedule, according to the companies.
The Dripping Springs property will be located adjacent to the Headwaters master-planned community. The development will include 133 upscale 1-bedroom and 2-bedroom apartment homes and 42 private villas, according to the release.
Edison Equity Residential describes itself as a fully-integrated residential development and operating platform focused on age-restricted living communities. The company’s Concierge Community concept is designed to combine residential living with personalized services and social engagement for active adults.

The companies stated that concierge services at Serenova at Dripping Springs will include personal assistance with reservations, travel, in-home needs, and social planning. Planned amenities include a chef-curated restaurant and social bar, wellness-focused fitness centers, a resort-style pool, a creative arts studio, a club room, a community lounge and marketplace, and direct access to Headwaters’ trail system.

Construction is expected to begin in the fourth quarter of 2026, with the first residents anticipated in summer 2028. The project team includes Market Square Architects, StudioSIX5 Design, and The Brownstone Group.
