Century Living Breaks Ground On The Stevie In Denvers LoHi Neighborhood

Century Living, the multifamily arm of national homebuilder Century Communities (NYSE: CCS), has acquired a shovel-ready development site at 33rd Avenue and Mariposa Street in Denver’s LoHi neighborhood from Elevation Development Group. Century Living will act as developer and general contractor on the project, named The Stevie, with groundbreaking this week and units expected to be available for leasing in 2028.

Elevation Development Group initiated permitting for the site in 2021. The transaction includes land, architectural and engineering plans, and all entitlements and permits, allowing Century Living to move directly into construction.

“This is a unique opportunity to deliver brand-new, high-quality housing to one of Denver’s most valued neighborhoods,” said Jim Francescon, an executive at Century Communities. “With premium amenities and luxury units, The Stevie will provide an elevated quality of living with immediate access to everything LoHi and surrounding neighborhoods have to offer.”

Project specifics include a five-story, 116-unit boutique apartment community with select loft units. Planned amenities are a pool and sun deck, fitness center, and resident lounges. The building will offer a first-level garage plus underground parking and sit within walking distance of local restaurants, shops, and parks, with quick access to I-25 and Union Station.

Century Communities, a recognized industry participant featured on Newsweek’s lists of America’s and the World’s Most Trustworthy Companies, operates across 16 states and more than 45 markets. The company engages in land acquisition, entitlement, development, construction, and marketing.

Acquiring a fully permitted, shovel-ready site allows a developer to move faster into construction and reduces entitlement-related uncertainty. Century Living’s role as both developer and general contractor aligns project delivery, scheduling, and quality control under a single organization—an integrated model that is increasingly relevant as markets prioritize speed to lease-up and operational efficiency.
