NRP Group Breaks Ground on 150-Unit Affordable Housing Community in Columbus
The NRP Group announced the groundbreaking of Stone Ridge at High Street, a 150-unit affordable housing community in Columbus, Ohio. The project, developed in partnership with the City of Columbus and the Ohio Housing Finance Agency, will serve working professionals and families earning up to 60% of the Area Median Income.
According to the company, the development represents a transformation of a previously vacant site located approximately one mile from downtown Columbus. Aaron Pechota, Executive Vice President of Development at The NRP Group, stated the project builds on nearly 15 years of work in the city and will provide stable housing while supporting South Side revitalization.
The community will consist of two five-story buildings on a 4.5-acre site at 45 W. Barthman Avenue. Units will include a mix of one-bedroom, two-bedroom, three-bedroom and four-bedroom apartments designed to accommodate families of varying sizes.
The location provides access to public transit within the South High Street corridor and proximity to employment centers in German Village and the Brewery District. Nationwide Children’s Hospital and the Southern Gateway district are nearby.
Planned amenities include a clubhouse, multipurpose community room with a kitchen, landscaped courtyards and a playground, according to the release.
Columbus Mayor Andrew J. Ginther stated that public-private partnerships are essential to the Columbus Housing Strategy and that the project demonstrates what can be accomplished when city leaders, financial institutions and private developers collaborate.
Financing for the project was provided by Deutsche Bank for construction and permanent financing, and Huntington Bank for debt and equity financing. Andrew Hugger at Huntington Bank said the bank is proud to support the development and contribute to the neighborhood’s growth.
The NRP Group, headquartered in Cleveland, has developed more than 5,000 rental homes across Ohio since 1994. Recent Central Ohio projects include Parsons Village Senior Apartments, the Residences at Career Gateway and The Lofton.
Construction is now underway, with completion scheduled for April 2028.
