NRP Group and Marshall Heights Break Ground on The Waymark One Hundred Nine Unit Transit Oriented Affordable Housing in Ward Seven Washington DC

The NRP Group and Marshall Heights Community Development Organization (MHCDO) have closed financing and broken ground on The Waymark, a 109-unit, transit-oriented affordable housing community in Washington, D.C. Ward 7. Located at 4435 Benning Road NE, the nine‑story building will reserve apartments for households earning up to 30%, 50% and 80% of Area Median Income, including 22 permanent units for individuals at risk of homelessness or previously unhoused.

The site sits one block from the Benning Road Metro Station and multiple bus lines, with nearby bike-share and pedestrian infrastructure. The development is one stop from Stadium‑Armory station and located near the RFK Stadium campus redevelopment, a $2.7 billion project expected to generate roughly 14,000 construction jobs and 2,000 permanent positions.

The Waymark’s unit mix includes studios and one-, two- and three‑bedroom residences. Building amenities will include a first-floor multiuse space for resident programming, a second-floor fitness center and a reservable family function room. MHCDO will deliver resident services such as financial literacy workshops, job readiness training and professional development. Outdoor features will include a landscaped front lawn, playground, seating areas and a placemaking art installation by a local artist.

Public and private financing partners include the DC Department of Housing and Community Development (soft debt), DC Housing Finance Agency (bond issuer), DC Green Bank, KeyBank as lender and U.S. Bank as tax credit investor.
