NRP Group Completes Thrive on Crawford Sixty Seven Unit Mixed Income Health and Housing Community in Fort Worth

The NRP Group has completed Thrive on Crawford, a 67-unit mixed-income community in Fort Worth that integrates housing and health services. The majority of homes are reserved for families earning 30, 50 and 60 percent of Area Median Income, with seven market-rate units included. The development also includes 2,200 square feet of Class-A commercial space leased to JPS Health Network.

Thrive on Crawford sits at 1310 Crawford Street, adjacent to a major site in JPS Health Network’s $2.1 billion bond program expansion. The location positions the community near Magnolia Avenue retail and entertainment corridors and provides direct access to I-35W. Target residents include healthcare workers, young professionals and families seeking affordable housing near services and employment.

The property offers one-, two- and three-bedroom apartments with modern finishes, private patios and storage. Onsite amenities include a business center with individual work pods, a 24-hour fitness center, a lounge and café, communal laundry, an outdoor playground and resident services such as adult literacy workshops, financial training and youth afterschool and summer programs.

Project financing was provided by J.P. Morgan Chase and Berkadia, with tax credit equity through a fund managed by Red Stone Equity Partners. Additional support came from the Near Southside Financing Zone TIF and the Texas Department of Housing and Community Affairs. Wynne Jackson and Servitas served as co-developers.

Thrive on Crawford is The NRP Group’s fourth Health and Housing development. This project underscores the growing intersection of housing and health in multifamily development and the role of cross-sector partnerships in expanding access to both.
