Mill Creek Residential Welcomes First Residents to Modera Rio Salado in Tempe Town Lake Neighborhood
Mill Creek Residential has begun move-ins at Modera Rio Salado, a new mixed-use community in the Tempe Town Lake neighborhood. The podium-style development includes 319 homes and 3,500 square feet of street-level retail and is sited directly across from the 225-acre Tempe Town Lake, the Tempe Center for the Arts and the Tempe IDEA Biotech campus.

Located at 835 W. Rio Salado Parkway just south of Loop 202, Modera Rio Salado provides direct connectivity to Arizona State University, Tempe Beach Park and a regional employment base that includes roughly 12 million square feet of office space. The community records a Bike Score of 95, a designation that supports access to pedestrian, cycling and transit-oriented amenities in the surrounding corridor.
On-site offerings include three outdoor amenity decks, more than 14,000 square feet of interior amenity space and a range of resident-focused features. Community amenities list an outdoor swimming pool, outdoor kitchens and grill areas, landscaped courtyards, coworking spaces with private workstations, a clubroom with gaming tables, media lounge, fitness center, yoga/Pilates studio and a hotel-inspired lobby with double-height ceilings and fireplace lounge. Additional conveniences include an outdoor pet park, complimentary high-speed WiFi in common areas, bike repair station and storage, digital package lockers and a controlled-access parking garage with EV-charging stations.
Apartment configurations include one-, two- and three-bedroom homes, with select den and townhome layouts.
