Sherman Residential Expands Charlotte Portfolio With Acquisition Of Lemmond Farm
Sherman Residential has expanded its Charlotte holdings with the acquisition of Lemmond Farm, a 336-unit Class A multifamily community located in the Bradfield Farms neighborhood just east of downtown Charlotte. The midrise property, completed in 2020, occupies a site that once was a multigenerational family farm; its name recognizes the 18th-century Lemmond family settlers.
Located near the intersection of Interstate 485 and Route 27, Lemmond Farm provides direct connectivity to regional employment centers. The property is within a 25-minute drive of more than 265,000 jobs and sits near medical centers developed by Novant and Atrium, positioning the community as convenient housing for healthcare professionals and other nearby workforces.
Lemmond Farm offers one- to three-bedroom floor plans, with some units exceeding 1,300 square feet, and a range of resident-focused amenities. Common-area features include a lake house with floor-to-ceiling windows and a centerpiece fireplace, a clubhouse with combined library and lounge spaces, multiple outdoor kitchens, poolside and fireside gathering areas, and a 24-hour fitness center with on-demand training. Apartment finishes include granite countertops and full basin sinks, and conveniences comprise in-unit washers and dryers and EV charging stations.
Sherman Residential finalized the purchase on June 11, 2026. In announcing the acquisition, the firm emphasized the Charlotte market fit: “We’re excited to add Lemmond Farm to our growing Charlotte portfolio — this acquisition brings us to approximately 1,000 units in the market, which speaks to our conviction in the submarket’s long-term fundamentals. East Charlotte continues to see strong employment growth and rising homeownership costs with limited new multifamily supply, which is exactly the supply-demand dynamic we look for. We look forward to bringing Sherman’s hands-on ownership approach to this community.”
Sherman Residential is a family-owned firm with more than 100 years in real estate. Headquartered in north suburban Chicago, the company currently owns assets across six states. The firm indicated it will apply a hands-on ownership approach and a dedicated on-site team to foster community engagement for current and future residents at Lemmond Farm.
This acquisition reinforces ongoing multifamily activity in East Charlotte and reflects investor interest in professionally managed, amenity-rich product near major employment and healthcare hubs.
