James Campbell Company Completes First Multifamily Acquisition With Purchase of The Element in West Oahu Expanding Portfolio to Eleven States and Fourteen Markets
James Campbell Company has completed the acquisition of The Element, a Class A, garden-style apartment community with 318 units in West O‘ahu. This marks the firm’s first multifamily purchase and expands a portfolio that now spans properties in 11 states across 14 markets.
Located in ʻEwa Beach, The Element sits a half-mile from the University of Hawai‘i – West O‘ahu campus and approximately 500 feet from the Skyline Keoneʻae (UH West Oʻahu) rail station, which provides access to major employment centers including Joint Base Pearl Harbor-Hickam and Daniel K. Inouye International Airport. Future rail service is planned to reach Downtown Honolulu in 2031. The property is also within the Ho‘opili master-planned community and is close to retail, dining, entertainment, and parks.
Built in 2020, The Element offers one-, two- and three-bedroom homes and a suite of community amenities designed for contemporary apartment living. On-site features include a resort-style saltwater pool with cabanas, an indoor-outdoor clubhouse, modern co-working facilities, shared outdoor kitchens and barbecue areas, an on-site coffee shop, and a two-story fitness center.
Of the 318 units, 20 percent are reserved for households earning no more than 80 percent of area median income, preserving affordable housing stock in West O‘ahu. Day-to-day management will continue under Greystar, which brings institutional property management experience and operational continuity for residents.

The transaction complements James Campbell Company’s recent multifamily activity and aligns with its ongoing development of Nāliko, a 300-unit community now under construction in nearby Kapolei with completion targeted for late 2027. The Element’s transit-proximate location and mixture of market-rate and income-restricted units underscore current industry priorities around access, housing preservation, and mixed-income community planning.
