John M Corcoran and Company Begins Leasing at Dexter Street Commons in Pawtucket

John M. Corcoran & Co. has started leasing at Dexter Street Commons, a new five-story, 150-home apartment community in the Conant Thread District of Pawtucket, Rhode Island. Built by New England Construction and to be managed by John M. Corcoran & Co., the property includes ground floor retail and expects to begin move-ins in late August.

The building offers a mix of studio, one-bedroom, and two-bedroom homes accessed via two lobby elevators. Units were configured with remote work in mind and include stainless Energy Star-rated kitchen appliances, energy-saving LED lighting, and independent heating and cooling systems. Thirty apartments are designated as workforce housing for qualified individuals or families. The community is pet-friendly.

“Dexter Street Commons was designed around how people want to live today, whether they re commuting to Providence or Boston, working remotely, enjoying neighborhood dining and shopping, or simply seeking a home that supports their well-being, said Kelli Ahearn-Lucas, Assistant Marketing Director at John M. Corcoran & Company. From the co-working spaces and lounges to the commuter-friendly location and wellness-focused design, this community offers residents a place to truly live, work, and thrive.”

On-site amenities reflect current resident priorities and operational trends. The building features high-speed IoT internet, private networking, co-working spaces, an indoor lounge, a large roof deck, touchless access, a package room, bike and personal storage, and EV charging. The ground floor retail component is intended to support activity in downtown Pawtucket.

Dexter Street Commons is located one block from the new Pawtucket/Central Falls commuter rail and bus hub, positioning the project as a transit-oriented, mixed-use development with access to Pawtucket, Providence, Boston, and TF Green Airport. The development markets itself as a “Live Well, Be Well” community, with design choices that prioritize environmental sustainability and resident well-being.

This project illustrates several ongoing themes in multifamily development: integration of technology and amenity spaces for flexible work patterns, incorporation of workforce housing in market-rate projects, and emphasis on transit access and wellness-oriented design. Multifamily Leadership will continue to track projects that blend operational innovation with community-focused design.
