Mill Creek Breaks Ground on Modera City North in Desert Ridge
Mill Creek Residential has broken ground on Modera City North, a 330-home wrap-style community in the emerging Desert Ridge neighborhood of North Phoenix. The project is a principal residential component of the City North master plan, a 100-acre, two million square-foot mixed-use development that will include retail, office, hotel and residential space. First move-ins are anticipated for summer 2028.

Located at 20711 N 54th Street on the border of Desert Ridge and North Scottsdale, Modera City North sits just north of Loop 101, providing direct access to regional employment hubs including Republic Services, Sprouts, ASM, Banner Health, Nationwide and Axon. The site also adjoins Desert Ridge Marketplace and High Street, large retail and lifestyle centers, and is under two miles from Mayo Clinic Hospital and a major American Express regional office.
Unit types will include one-, two- and three-bedroom homes with layouts up to 1,450 square feet. Interior features listed by the developer include oversized windows, nine- and 10-foot ceilings, wood-style plank flooring, stainless steel appliances, quartz countertops, tile backsplashes, soft-close cabinetry with under-cabinet lighting, movable kitchen islands, in-home washers and dryers, controlled-access guest technology and private patios or balconies. Designer bathrooms will feature double vanities and tile shower surrounds.
Community amenities are oriented to lifestyle and work flexibility, and will include a resort-style pool, hot tub and spa, outdoor dining, landscaped courtyards, resident clubhouse and game room, pet park and pet spa, club-quality fitness studio with cardio and a yoga/Pilates studio, conference room and coworking space, garage parking with private EV-charging stations, digital package lockers, bike storage and additional storage options. The community will be built to, and is pursuing, an NGBS Silver Certification.
Modera City North reflects current multifamily development themes: integration with mixed-use placemaking, amenity-driven resident experience, proximity to employment centers, and pursuit of recognized green building standards. Mill Creek will develop, own and operate the community upon completion.
