Clover Capital Closes Acquisition of Creekstone and Gable Point in East Dallas

Clover Capital Partners has closed on a two-property portfolio in East Dallas, announcing the acquisition of Creekstone and Gable Point Apartment Communities. The assets sit adjacent to the Dallas Athletic Club and total 374 units across one- and two-bedroom floor plans. Developed and owned by the Pardue family since the 1980s, the properties provide Clover with a basis reportedly below current replacement cost and prevailing market pricing.

The portfolio is positioned near major employment centers, established retail corridors, and recreational amenities, offering residents access to primary thoroughfares, neighborhood retail, and outdoor options. Clover notes the submarket continues to show strong demand for attainable workforce housing, and the Dallas-Fort Worth metroplex remains supported by sustained job creation, population growth, and long-term housing demand.

Clover expects Creekstone and Gable Point to benefit from operational improvements and strategic capital investment as part of a value-add business plan. The firm expressed appreciation to its investor partners and to Institutional Property Advisors for their role in the transaction. Legal counsel Platt Richmond was also recognized for supporting the closing process.

“This acquisition represents another meaningful step forward for our firm. Clover looks forward to executing our business plan, enhancing the resident experience, and creating long-term value for our investors while maintaining a disciplined approach to risk,” says Co-Founder Bryan Harlan.

For operators and investors following DFW opportunities, this transaction highlights common value-add drivers across growing Sun Belt markets: favorable acquisition basis relative to replacement cost, proximity to employment and amenities, and a tenant base anchored by workforce housing demand. Execution will center on operations and targeted capital improvements that align with resident needs and local market dynamics.
