Quarterra Opens Emblem Ravine in Oak Cliff Dallas First Emblem in Texas and Tenth Nationwide

Quarterra has begun welcoming residents to Emblem Ravine, its newest attainable community in the Oak Cliff neighborhood of Dallas. The property at 3500 W. Colorado Blvd. represents the company’s first Emblem delivery in Texas and the 10th Emblem community completed nationwide.

The Emblem program was created to address the national shortfall of housing for middle-income renters through a programmatic development approach. By standardizing high-end interior finishes, amenity programming and property features across projects, Quarterra aims to accelerate timelines and improve cost predictability. Emblem Ravine follows that model as a modern garden-style community with 372 apartment homes and an amenities package designed for daily living and community engagement.

“The demand for attainable high-end housing for middle-income professionals isn’t abating, and Emblem Ravine helps to infuse much-needed inventory into the Dallas market,” said Nick Jacob, Director of Development at Quarterra. “The scale of the national Emblem model enables us to construct quality apartment homes at a significantly lower price point and better meet the needs of this overlooked demographic. We’re proud to welcome the first residents to Emblem Ravine and look forward to entrenching ourselves in the Oak Cliff community.”

Unit mix at Emblem Ravine includes one-, two- and three-bedroom layouts ranging from 738 to 1,462 square feet. Apartment homes include in-unit washers and dryers, stainless steel kitchen appliances, quartz countertops, luxury vinyl flooring, tile tub and shower surrounds, and expanded closet space. Community amenities include a resort-style pool and deck with loungers, a veranda with a fire pit, outdoor grilling stations, a putting green, a dog park, an open-air TrekFit fitness circuit, a social lounge, covered carports and Parcel Pending package lockers.

The property’s location along the Interstate 30 corridor west of downtown provides access to local destinations and regional employment centers. Oak Cliff offers a mix of dining, retail and cultural venues, with nearby nodes such as Trinity Groves, the Design District and the Bishop Arts District. Emblem Ravine is approximately 20 minutes from Dallas Love Field and Dallas Fort Worth International Airport, and within easy reach of major employers including AT&T, Parkland Health and Hospital System, UT Southwestern Medical Center, Texas Instruments and Amazon. Financial services firms relocating office space to the uptown area are also within commuter range.

For operators and developers, the Emblem model illustrates a repeatable approach to delivering attainable housing for a demographic that has limited new product targeted to its needs. Programmatic design and consistent specification can reduce development cycles and support more predictable operating outcomes. Multifamily Leadership will continue to monitor how standardized, scalable product platforms perform in diverse submarkets and influence supply dynamics for middle-income renters.
