Hamilton Zanze Expands Nashville Presence With Acquisition Of City Limits In Spring Hill

Hamilton Zanze, a San Francisco-based multifamily real estate investment firm, has sponsored the purchase of City Limits, a 254-unit garden-style community located between Columbia and Spring Hill in the southern Nashville metro area. Mission Rock Residential, an affiliate of Hamilton Zanze, has assumed management of the property, which occupies 16 landscaped acres roughly seven miles north of Columbia’s downtown and four miles southwest of Spring Hill.

City Limits, at 2513 Nashville Highway, opened in 2022 and offers one-, two- and three-bedroom homes ranging from 779 to 1,458 square feet. The community provides near-direct connectivity to local retail, dining and historical destinations in Columbia and Spring Hill, with downtown Nashville accessible within a 40-minute drive.

Community amenities include a resort-style pool, grilling station, resident clubhouse and conference room, recreation room, onsite pet park and pet spa, playground, putting green, sand volleyball court, and a fitness center. The gated property also offers carport and garage parking.
