Livmark Communities Breaks Ground on 457-Unit The Collins Apartments in Fort Collins

Livmark Communities has broken ground on The Collins Apartments at Union Park, a 457-unit rental community in Fort Collins, Colorado. The company announced the start of construction at a ceremony marking the project’s launch in the Union Park neighborhood.

The development is located off Ziegler Road and Harmony Road in Midtown Fort Collins. According to the release, the location provides access to Front Range Village shopping center and the Harmony Road employment corridor, with proximity to Colorado State University and Interstate 25.

“Every decision at The Collins, from unit design to the park and amenity spaces, started with the same question: would we want to live here?” said Chris Beabout, Managing Partner at Livmark Communities. “As a local Northern Colorado company, we see Union Park as part of our long-term commitment to Fort Collins and the result of years of planning. The Collins sets the tone for the kind of project Fort Collins needs, thoughtfully designed, connected to where people work and play, and built to last.”

The community will include 233 one-bedroom units ranging from 605 to 906 square feet, 160 two-bedroom units from 1,012 to 1,294 square feet, and 64 three-bedroom units from 1,294 to 1,460 square feet. Units will feature quartz countertops, balconies, 36-inch bathtubs, kitchen islands, ceiling fans, full-size washer and dryers, walk-in closets, luxury vinyl plank flooring, and smart thermostats and locks.

Community amenities will include a clubhouse, fitness room with yoga studio, sauna, golf simulator, pool and hot tub with cabanas, turf lounge area with cornhole, rooftop decks, controlled access, bike storage, elevators, community-wide gig-speed WiFi, and garages with EV charging stations.

The company announced the project will use an all-electric design with solar panels. Residents will have access to nearby parks and trails.

First units are expected to deliver in Spring/Summer 2027.
