MAXX Properties Expands South Florida Presence with Acquisition of The Ellery in Plantation
MAXX Properties has acquired The Ellery, a 250-unit, Class A multifamily community in Plantation, Florida, marking an expansion of its South Florida holdings and an addition to its vertically integrated portfolio. The transaction was sourced directly through an off-market arrangement with the seller.
Originally built in 2018 and formerly known as Bell at Plantation, the community has been rebranded as The Ellery. MAXX says the name pays homage to Ellsworth D. Gage, the first mayor of Plantation, connecting the asset to local history while positioning it for long-term stewardship.
“This acquisition reflects our continued focus on high-quality communities in strong submarkets where we can create long-term value through hands-on ownership and operational expertise,” said Adam Fruitbine, Chief Investment Officer of MAXX Properties. “We’re excited to build on The Ellery’s strong foundation while enhancing the residential experience.”
The Ellery comprises eight lakeside buildings offering one-, two-, and three-bedroom residences with open-concept layouts, private balconies, and modern finishes. Community amenities include a pool with private cabanas, yoga and boxing studios, a private movie theater, and waterfront walkways. The property is located in central Plantation with access to employment centers, dining, and shopping destinations including Sawgrass Mills.
Consistent with its asset management approach, MAXX Properties plans a series of capital improvements focused on resident experience. Planned initiatives include curb appeal upgrades, refreshed amenity spaces, selective interior unit renovations, and the integration of new technology offerings.
This acquisition brings MAXX Properties’ portfolio to 35 communities and approximately 9,400 units across seven states, and it further strengthens the firm’s footprint in the South Florida market.
From an operational and leadership perspective, the deal underscores two practical considerations for multifamily firms: sourcing opportunities off-market to enhance deal flow, and applying targeted capital and technology investments to preserve and grow asset value.
