Mill Creek Breaks Ground on Modera Allston Two Hundred Forty Home Midrise in Lower Allston Boston

Mill Creek Residential has broken ground on Modera Allston, a 240-home midrise community in Lower Allston, Boston. The development, at 250 Everett Street, will include studio through three-bedroom homes, select den layouts, and private patios or balconies. First move-ins are anticipated in early 2028.

Modera Allston will offer a range of resident amenities that reflect current multifamily product strategies. On-site features will include a rooftop deck, grilling area, resident clubhouse, a speakeasy-inspired lounge with a sports simulator, coworking spaces with private workstations and offices, landscaped courtyards, a pet spa, and a club-quality fitness studio with cardio equipment. The community will provide controlled-access garage parking with EV-charging stations, ample bicycle storage and a bike repair station.

Apartment interiors will feature wood-style plank flooring, stainless steel appliances, quartz countertops, tile backsplashes, movable kitchen islands with storage, custom soft-close cabinetry, in-home washers and dryers, and spacious closets. Smart building and unit technologies include smart thermostats, smart leak detection, bulk WiFi, controlled-access guest technology and key fob access. Designer bathrooms will include tile flooring, double vanities in select homes, backlit mirrors, quartz countertops, custom cabinetry and tile shower surrounds.

Modera Allston’s location provides direct connectivity to regional transportation and recreation. The site connects to the Massachusetts Turnpike, is less than a mile south of Soldiers Field Road, and is within walking distance of the Boston Landing MBTA commuter rail station. The community will offer proximity to Harvard’s Allston campus, including Harvard Business School and the Harvard Enterprise Research Campus, and to the Charles River Reservation.
