Middleburg Closes Development Site For Mosby Fairburn In South Fulton

Middleburg has closed on the development site for Mosby Fairburn, a 252-unit Class A multifamily community in Fairburn, Georgia. The site sits in South Fulton, approximately 20 miles southwest of Atlanta, with construction scheduled to begin in Summer 2026 and project completion anticipated in Spring 2028.

The property is prominently located along Senoia Road (Highway 74), about one mile south of Interstate 85, providing direct access to regional employment and economic nodes. Mosby Fairburn is roughly 10 miles from Hartsfield-Jackson Atlanta International Airport and less than 10 minutes from Trilith Studios, a major film and television production complex.

The community will include four elevator-serviced, conditioned-corridor residential buildings and one walk-up building. Planned on-site features include integrated retail space, a clubhouse and an amenity package intended to support a connected and convenient resident experience.

“The South Fulton submarket continues to benefit from significant job creation, population growth and investment from both public and private stakeholders, said Sean Rosko, Middleburg s Atlanta-based Development Partner. This community capitalizes on those fundamentals while offering residents a differentiated Class A product in a highly accessible location. As demand for quality housing continues to outpace supply across many Atlanta submarkets, we believe Mosby Fairburn will present a compelling community that meets the needs of today s modern renter.”

Mosby Fairburn is part of Middleburg’s Mosby brand, which focuses on Class A multifamily communities delivered through high-quality construction, intentional design and amenity-rich environments. The project aligns with development activity targeting submarkets where demographic trends, employment growth and ongoing investment support long-term value creation.

For multifamily stakeholders, the Mosby Fairburn development highlights continued developer attention to transit-accessible locations near large employment centers and production campuses. The announced timeline and program details offer a clear view of the project pipeline in South Fulton as the region continues to attract public and private investment.
