Balfour Beatty Communities Acquires Clemson Village Expanding Student Housing Portfolio Near Clemson University

Balfour Beatty Communities has closed on Clemson Village, a 96-unit, 288-bed student housing community located within a mile of Clemson University in Clemson, South Carolina. The acquisition expands the company’s student housing footprint in strong university markets and represents its second purchase within the NCAA Division I Atlantic Coast Conference, following the investment in Oktiv, which serves Florida State University students.

The property sits on 18 acres and features 96 three-bedroom, three-bathroom duplex units that Balfour Beatty Communities says deliver a low-density living configuration with greater privacy and space than traditional apartment-style student housing. Units are fully furnished and include private bedrooms and bathrooms, modern finishes, and generous living areas. Onsite amenities listed in the release include a clubhouse, resort-style pool, fitness center, study areas, and outdoor recreation spaces. The community also offers dedicated transit access for seamless connectivity to campus.

“We are excited to add Clemson Village to our growing student housing portfolio, said Lisa Dailey, Senior Vice President of Multifamily Acquisitions at Balfour Beatty Communities. The property s unique duplex configuration combined with its prime location makes it an exceptional fit for our investment strategy. Clemson University continues to demonstrate strong enrollment growth and long-term demand for high-quality off-campus housing, and Clemson Village is well positioned to benefit from these favorable trends.”

According to the announcement, Balfour Beatty Communities plans to implement a series of enhancements at Clemson Village to elevate the resident experience and support the asset’s long-term performance. The acquisition is described as part of a disciplined approach to portfolio growth focused on well-located, durable assets that align with resident needs and market demand.

For operators and investors watching student housing, the Clemson Village transaction underscores continued interest in purpose-built off-campus assets near established universities. The duplex product type, walkable proximity to campus, and amenity set reflect current tenant preferences cited in the release and align with institutional strategies that prioritize location, resident experience, and asset longevity.

Multifamily Leadership will continue to track developments in student housing investments and the ways operators adapt assets and service models to meet evolving student and campus community expectations.
