RangeWater and Nippon Steel Kowa Break Ground on 274-Unit Ellory House in Atlanta Mixed-Use Development
RangeWater Real Estate and Nippon Steel Kowa Real Estate Co. (NSKRE) have broken ground on Ellory House, a 274-apartment community with 39,000 square feet of integrated retail, according to a company announcement. The project is being constructed at the center of Lulah Hills, EDENS’ mixed-use redevelopment of the former North DeKalb Mall in Atlanta.
Ellory House is part of a 73-acre redevelopment that includes 320,000 square feet of grocery-anchored retail with for-sale and rental housing oriented around a walkable main street format.
“We are eager to bring this building to life within Lulah Hills, one of the Atlanta region’s most exciting developments. Ellory House and Lulah Hills will set the standard for walkable, high-quality infill development in this market,” said Brian Oates, Executive Managing Director of Development at RangeWater.
The apartment community will be located along Lulah Avenue, the development’s main street, and across from Lemon Park, the development’s largest green space. This positioning places residents near retail, dining and gathering spaces within the mixed-use community.
Herbert Ames, Managing Director at EDENS and Southeast regional lead, stated, “Our partnership with RangeWater and NSKRE marks an important milestone in the redevelopment of Lulah Hills, introducing an additional high-quality residential offering and bringing us closer to realizing our vision for a vibrant and connected mixed-use community.”
The development is located within Atlanta’s “Eds & Meds” corridor, which is anchored by Emory University, Emory University Hospital, Children’s Healthcare of Atlanta, Emory Decatur Hospital, the Centers for Disease Control and Prevention, and the Veterans Affairs Hospital.
The retail component will include a Publix grocery store, along with local and regional restaurants, businesses, and national retail brands, according to the release.
This development represents RangeWater’s first development deal with NSKRE and the company’s 31st project in the Atlanta market. The project is co-sponsored by EDENS.
