Mill Creek Residential Breaks Ground on Modera Neptune in Oceanside Featuring Three Hundred Fifty Nine Homes and Sixty Two Room Boutique Hotel
Mill Creek Residential has broken ground on Modera Neptune, a new midrise residential community in Oceanside, California, located at 901 N Coast Highway near Neptune Way and within walking distance of Strand Beach. The podium-style, eight-story project will deliver 359 homes and a horizontally integrated 62-room boutique hotel that will operate independently from the residential portion of the building. First move-ins are anticipated in fall 2028.

Unit mix includes one- and two-bedroom homes ranging from 700 to 1,451 square feet, with select den layouts and penthouse homes. Interiors will feature nine-foot ceilings, oversized windows, wood-style plank flooring, stainless steel appliances, quartz countertops, movable kitchen islands, custom soft-close cabinetry, in-home washers and dryers, and private patios or balconies. Smart building and home features will include key fob access, controlled-access guest technology, smart thermostats and bulk WiFi. Designer bathrooms will offer double vanities, quartz counters and tile shower surrounds.
Community amenities are extensive and oriented toward lifestyle and wellness. Planned offerings include a rooftop resort-style pool and deck with hot tub, a wellness spa with steam room, sauna and red light therapy, outdoor kitchens and dining areas, fire pits, a resident clubroom and game spaces, karaoke and golf simulator rooms, landscaped courtyards, and a club-quality fitness studio with a dedicated yoga and Pilates space. Work and lifestyle support features include coworking spaces, private workstations, meeting rooms, a podcast room, surfboard storage, digital package lockers and controlled-access garage parking with EV charging stations. The community is being built to pursue an NGBS Silver certification.
Modera Neptune sits in a highly walkable location with a Walk Score of 85 and proximity to Oceanside cultural assets such as the Oceanside Museum of Art and California Surf Museum.
